The opportunity

An entire peninsula, undivided.

At the gateway to the Bay of La Paz, directly across from the Pichilingue maritime terminal, this untouched desert headland sits between the navigation channel, Tesoro Bay, and the open Sea of Cortez.

The western front drops to the channel and port; the central mesa rises to 75 metres with the bay and islands on the horizon; and the southeastern shore opens to sheltered coves and pocket beaches.

Two independent parcels compose the peninsula: Marina Paraíso, the waterfront facing the port, and Punta Paraíso, the mesa and southern beaches. A buyer may acquire either parcel or the peninsula entire.

Punta Paraíso

The peninsula entire

The peninsula anchors a corridor connecting La Paz to the port, marina, and Balandra. It has direct highway access at 15,200 metres, is five minutes from the port and El Tesoro, and fifteen minutes from the Malecón.

The site

Natural terraces and sheltered coves.

Three natural bands order the peninsula. The western front slopes gently to deep water; the central mesa rises in terraces, giving every level its own view of the bay, islands, and port; and the southeastern shore offers pocket coves sheltered from the prevailing wind.

Topographic, slope, and elevation studies confirm broad developable ground with controlled impact.

The validation

Studied. Surveyed. Ready for world-class development.

In 2020, ownership commissioned Edgewater Resources, marina and waterfront planners in the United States, to conduct a full feasibility study. Its conclusion: the peninsula supports a complete marina destination. The full study is available in the confidential data room.

Protected deep water.
Navigation-channel room and access for an exceptional marina and superyacht berthing.

Terraced hospitality.
Low-density boutique hotels set into the mesa's natural terraces.

Preservation.
Approximately 47 acres integrated as permanent desert and shoreline preservation.
